The new 2027 annual allowable rent increase cap has just been announced by the B.C. government, which means some changes will be coming for renters and landlords alike.

In 2027, the Province will tie the annual allowable rent increase to inflation at 2.2%, down from 2.3% in 2026.
B.C. Annual Allowable Rent Increase for 2027
The announcement follows a recent report by Rentals.ca, which shows provincial initiatives to increase rental housing supply are having positive impacts. Reportedly, average asking rents have decreased by 4.5% overall and 4.15% for purpose-built rentals and apartments in B.C.
If you’ve been renting for a while, you might know that before 2019, renters faced an added 2% increase in addition to inflation. This cost average B.C. families hundreds of dollars in additional rent. Now that the Province has tied allowable rent increase to inflation, prices have since dropped.
On the rent cap, Christine Boyle, Minister of Housing and Municipal Affairs, said,
At a time when many people are feeling the impact of rising costs, linking rent increases to inflation helps renters, including seniors and families, meet their housing expenses, while also ensuring landlords can continue providing stable, well-maintained homes for renters for years to come. Our focus from the start has been on helping people across B.C. find housing that fits their needs and budgets. Thanks to our work to increase housing supply, crack down on illegal short-term rentals and limit foreign investment in the housing market, B.C. has seen a 4.5% decrease in overall average rents.
The new maximum annual allowable rent increase will take effect on January 1, 2027. The early announcement gives landlords enough time to give their renters the minimum of three months notice of the change.
