Vancouver’s downtown peninsula is about to see one of its largest waves of new social housing in decades as three long-planned sites in False Creek North advance through development and construction.
Following Concord Pacific contributing three key sites to the City, the City of Vancouver and BC Housing, is moving forward on major non-market housing projects at 990 Beatty Street, 1050 Expo Boulevard, and 450 Pacific Street. Altogether, the three buildings will receive a combined total funding including nearly $196 million from the federal government’s Affordable Housing Fund, almost $62 million from the provincial government’s Community Housing Fund, and over $10 million from the municipal government through Development Cost Charges (DCC) fee waivers. deliver more than 670 new affordable homes for families, seniors, and residents with varying housing needs. 1050 Expo Boulevard: A Companion Tower Expanding Downtown’s Non-Market Housing Supply
Just steps away from 990 Beatty, the 29-storey tower at 1050 Expo Boulevard continues the delivery of large-scale non-market housing in the area. Designed as a companion project to the Beatty Street tower, it forms part of the same multi-site agreement with the City. Both towers are being delivered together to ensure cohesive development, shared amenities where appropriate, and efficient construction timelines. As market housing continues to dominate downtown’s skyline, this tower introduces meaningful relief for residents who rely on stable, below-market rents made possible through partnerships with BC Housing and nonprofit operators.
450 Pacific Street: A Family-Oriented Midrise Expected to Complete in 2028
The third site, located at 450 Pacific Street in Yaletown, brings a more modest scale to the overall program but remains just as significant. The seven-storey midrise is designed with families in mind, offering ground-oriented units and communal indoor and outdoor spaces that support long-term livability. Construction is already underway, and completion is expected in 2028.

Taken together, the three Concord Pacific sites represent one of the largest coordinated non-market housing deliveries Vancouver has seen in years.
