New Westminster Is Getting A New ‘Tiny Home’ Village Near The SkyTrain Station

A ‘tiny homes’ village is about to become a reality in New Westminster.

Situated near the SkyTrain’s 22nd Station, the site will house up to 30 single-room units made from repurposed shipping containers with construction planning to begin soon.

Known as the “Tiny Homes Village,” the City of New Westminster announced the project back in February 2026. It is led by BC Housing, and funded through the government program “HEART & HEARTH,” with the City also putting $50,000 toward it.

According to the City, “these homes will offer supports to help residents on the pathway to permanent housing. An operator (to be determined through a selection process by BC Housing) will be on-site 24/7 to support those who are living there with needs.” These needs include, but are not limited to, daily meals, life-skills training, health care, and substance-use recovery services.

The site will be opening at 502 20th Street, near 22nd Station. The tiny homes are expected to arrive in New Westminster in early spring 2026, with each unit being around 100 sq.ft., as well as insulated and ventilated. Moreover, the site is expected to be fully fenced and screened. Gated control access will be used, and CCTV.

Residents who apply to live in the village will have to pay rent and and sign agreements that include behavioral expectations. Although, priority will be given to local people who are experiencing homelessness.

Currently, the Tiny Homes Village has an initial operating term of three years, with it remaining for up to six years.

“Temporary housing with supports provides safe, stable housing for adults (19+) who are at risk of experiencing homelessness. This can include seniors and people with disabilities,” notes BC Housing. They add, “ This housing will be in place temporarily while we continue to build more permanent supportive homes in the community.”

The Tiny Homes Village is expected to see residents moving in by late 2026.
